What should landlords know about changing locks between tenants?
Changing locks between tenancies isn't strictly required by law in most cases, but it's strongly recommended: you have no reliable way to know how many copies of the old key exist. A cheap Euro cylinder swap between tenants is far less expensive than a break-in claim.
Why change locks between tenants
Even a diligent outgoing tenant may have cut extra keys for a partner, a cleaner, a friend who watered the plants, or a lodger. Once they hand back the two keys you originally gave them, you have no way of knowing what other copies exist. A cylinder swap resets that risk to zero.
When it's essentially mandatory
After an eviction or a tenancy that ended on bad terms, changing the locks is essentially mandatory from a risk-management point of view. Same after any tenancy where keys were reported lost or stolen during the let. Insurance claims after a break-in can be complicated if the locks weren't changed and there's no sign of forced entry.
